districtdirt:

I guess 8,000 new condos and apartments under development is nothing? There is actually a large number or residential projects. It's just going to be a real mix of residential, retail, and office. Check out www.nomabid.org. And there are quite a number of rowhouses east of the tracks...

I have friends (young professionals) who live in Mount Pleasant... it's close to the happening U st along with the metro... surprisingly they love it along with its own little culture and find it safe and in this market perhaps now affordable.

How about Brookland? it's a bit isolated, but is on the red line and the distance seems to be part of its charm--adds to the peaceful feeling, I gather. Not sure about prices, though.

There's some condo stuff in NoMa, but for the most part, it's a commercial area, which I'd be kinda fine with, too.

Ideally, I'd like a rowhouse, but they tend to take a real premium...

Yeah, NoMa is a NoGo.

I think in a few years the area around the Nats stadium will be awesome, especially for you, being a baseball freak and all. I think it's a giant preconstruction zone right now.

It depends on how much space you need. If you definitely want parking, you'll probably be looking at a one bedroom. If not, you may be able to find a two bedroom. And do you want a condo or a rowhouse? There are lots and lots of variables to the equation.

x + y^3 * (z - 2) = $400K

I saw some decent sales up in Brightwood, north of Petworth, but it's a bit of a haul from the Metro... Going to troll the neighborhood tomorrow.

Petworth over NoMa for sure. Noma's shaping up to be mostly office buildings, because thats where the real estate market is right now. There's no rowhomes to speak of, rowhomes being one of the great parts of living in DC.
